Application Process

At New Excel Asset Management, we conduct business in strict accordance with Federal, State, and Local Fair Housing laws. We welcome applicants of all races, colors, disabilities, religious creeds, ancestries, sexes, familial statuses, sexual preferences, gender identities, ages, and national origins. Our application process is based on the criteria outlined in this policy and in the order applications are received. We select the most qualified tenant based on various factors. Please note that we do not accept comprehensive reusable tenant screening reports.

  • Multiple Applications:

    When we receive more than one application for a property, we process all applications and approve the highest-scoring applicant. If your application is approved after a previous applicant, we will hold your application open for 60 days. You can apply your pre-approved application towards any of our other properties within those 60 days without paying another application fee. However, we will need to re-verify your income.

  • Delayed Application:

    New Excel Asset Management cannot be held responsible if your application is delayed or denied due to delayed, denied, or ignored inquiries to verify information from outside sources.

  • Application Time Frame:

    Applications are typically processed within 3-5 business days. The exact time required varies based on the responsiveness of your landlords, employers, and other factors.


  • If Approved:

    If your application is approved, you will be required to pay the deposit within 24 hours.



  • If Denied:

    If your application is denied, New Excel Asset Management will notify all applicants via email.

  • Prior to Move-In:

    Before moving in, tenants must pay the security deposit, show proof of renter insurance as outlined in the lease, and transfer any required utilities into their name. New Excel Asset Management will verify that all necessary utilities have been transferred to the tenant’s responsibility. These tasks must be completed prior to move-in.

  • Application Requirements

    Each application requires us to:


    • Process credit, civil, and criminal records
    • Verify leasing history, income, and current employment
    • Consider criminal records on a case-by-case basis

    Additionally, factors such as your move-in date, pets, and your behavior and cooperation with our staff may also be considered in the application decision.
